
Currently the Facilities Management (FM) department
is having all work order requests for facility maintenance and repairs
be routed to the Request Center through e-mail (Work
Request, UHD Facilities), phone calls, and walk-ins. The work
orders are then disseminated to each maintenance supervisor, who
assigns it to a particular technician or tradesman.
There are basically four (4) different types of work
order requests: Trouble Calls, Service Calls, Modification Calls
and Project Calls. The different designations of requests reflect
the various urgencies, costs/approvals (if any) and time involved
with each request.
Trouble Calls
Trouble Calls include problems with restrooms, air
conditioning (hot or cold), slip or trip hazards, water/spills on
floor, broken glass/windows, broken door locks, lighting and power
outages, malfunctioning elevators and malfunctioning door lock hardware.
Our goal is to complete Trouble Calls within 8 business hours. Costs
for Trouble Calls are paid by the FM Department.

Service Calls
Service Calls are requests concerning repairs to existing
doors, windows, walls, floors or ceilings; air conditioning, heating,
electrical or plumbing equipment; labor for relocating existing
furnishings and equipment or labor to install new furnishings and
equipment; labor to empty departmental recycle cans.
Our goal is to complete Service Calls within 10 normal working days.
Costs for Service Calls are paid by the FM Department.

Modification Calls
Modification Calls are requests concerning modifications
to existing or provision of new doors, windows, walls, floors or
ceilings; air conditioning, heating, electrical or plumbing equipment.
Our goal is to complete Modification Calls within 20 normal working
days. Costs for Modification Calls are paid by the requesting department
with prior departmental approval required.

Project Calls
Project Calls are requests concerning major modifications
to existing or provision of new doors, windows, walls, floors or
ceilings; air conditioning, heating, electrical or plumbing equipment.
Completion time of Project Calls will vary due to the number of
projects and availability of FM resources. Costs for Project Calls
are paid by the requesting department with prior departmental
approval and Vice President of Administration approval.

This process of submitting work order requests will
soon change. The FM department in cooperation with the IT (Information
Technology) department is working on implementing a web-based work
order request process. This web-based process will allow faculty,
staff, and students to submit work order requests online, no matter
if the FM office is closed or open. The application will also streamline
the work order dissemination process for the FM department, which
results in a faster response to your work order requests.

to serve you in a more efficient and effective manner.
